Especially when you’ve spent weeks gathering documents, answering endless questions, and holding your breath waiting for an answer… only to hear:
“Unfortunately, your loan has not been approved.”
I’ve had more conversations than I can count with people in this exact position — and if that’s you, I want to say something upfront:
It’s not always you.
Sometimes, it’s the system. And often, it’s the wrong lender for your situation.
Why Good People Get Declined
A lot of borrowers feel confused or even ashamed after a rejection — especially if they’ve been doing everything right.
You might be:
- Self-employed, with great income but irregular paperwork
- Sitting on a healthy savings buffer, but not a 20% deposit
- Earning well, but with a credit score that took a hit years ago
- New to Australia, or building your credit profile from scratch
And yet, traditional lenders often respond with:
❌ “Too complex.”
❌ “Too risky.”
❌ “Not quite what we’re looking for.”
The reality? Most bank assessors work within strict parameters. If your application doesn’t fit the mould, it gets declined — even if you’re a financially responsible borrower.
Here’s What a Lot of People Don’t Know
Not all lenders operate the same way. In fact, many non-major lenders (including reputable second-tier banks and credit unions) have far more flexible policies — especially for:
✅ Self-employed borrowers
✅ Low-deposit buyers
✅ Individuals with minor credit issues
✅ Non-traditional income earners (contractors, freelancers, etc.)
The challenge is: most borrowers never get to see those options. If you walk into your everyday bank, they’ll only offer their products — not what’s out there across the market.
That’s where mortgage brokers come in.
